5 new malls a year – Ayala Land’s P17.5B retail play

Ayala Land Inc. (ALI) is going all-in on retail, with plans to develop three to five malls annually.

This is in addition to its ongoing transformation program aimed at revamping flagship properties to better serve today’s evolving lifestyles—part of an aggressive push to solidify its presence in the Philippine retail landscape.
Mariana Beatriz Zobel de Ayala, SVP and Head of ALI’s Leasing and Hospitality Group, said the group is now investing a total of ₱17.5 billion, including an additional ₱4.5 billion, to upgrade more properties across its network.

The improvements are aimed at enhancing both aesthetics and the overall customer experience.
Shoppers can already see changes taking shape in well-loved destinations such as Glorietta, Trinoma, Greenbelt, and Ayala Center Cebu.

And there’s more to come—between 2025 and 2028, ALI plans to revamp several regional malls, including Ayala Malls Abreeza in Davao, Marquee in Pampanga, Cloverleaf, and Fairview Terraces.

As part of its five-year roadmap, ALI plans to add 700,000 square meters of gross leasable space through new developments.

These include projects in key growth corridors like Parklinks, ALI’s joint venture estate with ultra bilyonaryo Lucio Tan’s Eton Properties Philippines Inc. in Quezon City.
